Sukkot in Jerusalem

One of my favorite parts of Sukkot is the special feeling you get while walking around Jerusalem.

You can walk around in areas such as Mea Shearim and Romema and see hundreds of sukkot packed into the streets and built-in creative ways that you do not see abroad. There is a unique hustle and bustle of people buying their lulav and etrog and the markets are livelier than at any other time.

With all the tourists back, Sukkot time in Israel feels like pre-COVID times more than ever.

Even in the more residential areas like Katamon, German Colony, and Rechavia, sukkot are lining the streets and there is this vibrant feeling palpable in the air.

Every client has a list of things that are important to them when looking to purchase an apartment. For many people looking to buy in Jerusalem, having a sukkah balcony is a dealbreaker.

Having the ability to walk into your sukkah straight from your apartment is enticing, but how important is it really when trying to purchase real estate in Jerusalem?

Even without a sukkah balcony, there is plenty of space to build one in the streets and be a part of the Jerusalem Sukkot experience. 

Benefits of a Sukkah Balcony

When you walk around Jerusalem on Sukkot, you see sukkot built on balconies lining the streets but there is nothing easier than building it right off your living room.

Having easy access to the kitchen, not needing to exit your building, and the views that may come with building it on your balcony are huge benefits.

For some people, having a sukkah balcony is a part of the Jerusalem dream. Additionally, if you purchase a unit with a sukkah balcony, it will factor into the resale price as the demand for a sukkah balcony is higher.

It Will Cost You

When budgets are tight, sometimes the thing clients should let go of is a sukkah balcony.

Sukkot is only one week per year, so if other things such as parking are more relevant for day-to-day life, that may be prioritized. At the end of the day, it boils down to personal choice. 

Many times when discussing with clients their lists of must-haves in an apartment, the idea of a sukkah balcony comes up.

Some people are non-negotiable with having a sukkah balcony while some people learn to adjust because the cost of an apartment with a sukkah balcony is too expensive. 

Conclusion

Tick all boxes apartments can cost premium market prices as opposed to apartments without sukkah balconies. COVID showed us the value of access to outdoor space, but an open sukkah balcony will cost you.

Sometimes, you can build your sukkah on the street, which makes buying real estate without a sukkah balcony an option.

Despite it being a unique and special time, remember that something such as storage can affect you year-round and be more worth it in the long run. If you can stretch your budget, then splurging on a sukkah balcony could well be worth it.
