Properties I Sold This Year

Everyone loves to hear about which apartments have sold and their price points. Here are, in my opinion, a small sample of extremely interesting apartments that I have sold to clients from NY and NJ since last Rosh Hashana.

Property #1

In the beginning of January this year, I sold a gorgeous penthouse to a wonderful family from New Jersey in a beautiful luxury complex in Baka.

At approximately 1600 SQFT, this unit has a stunning 700 SQFT outdoor area. The property is perfect as a holiday home or for round the year living.

The unit was in “move-in ready” condition, but came with an option from the builder to make changes to the layout. My client decided to create a four bedroom apartment with two bathrooms, instead of the three bedroom apartment they had received.

The asking price for this apartment was just under 10,000,000 NIS, but if was sold today in the same condition purchased would already be worth, in my opinion, 15 percent more. 

Property #2

Sold to a lovely buyer from New York, this apartment is located in JTower, one of the high-end residential buildings  in the center of Jerusalem.

My buyer wanted it to be within walking distance to the Kotel and family members close to Romema but also have access to city center, shuk entertainment and restaurants.

The building has a gorgeous lobby and a doorman. Complete with a balcony with gorgeous views, this apartment consisted of 3 bedrooms, 2 bathrooms, and was sold for under 4,00,000 NIS.

Though it was currently rented out when they bought it, the buyer can choose to either make use of the apartment himself once the contract ends, or rent it out again to get an incredible return on investment. Additionally, for someone who wants a holiday home, to purchase at this price point was quite a good opportunity. 

Property #3

Just under a year ago, in the gorgeous complex of Bustan Baka, I sold an approximately 1550 SQFT unit with a 200 SQFT balcony with a partial sukka in high-end condition including parking and storage.

These New Jersey clients have moved to Jerusalem to live full-time and are living in their dream home. They knew what they were looking for, saw numerous apartments, and jumped on this opportunity.

The apartment, purchased for over 7,000,000 NIS, could now well be worth at least 8,000,000 NIS. 

Property #4

After meeting this Teaneck family at one of my events, we scheduled a zoom meeting to discuss their personal property search. On their next trip to Israel, they got in contact with me again, and based on what we had discussed, I showed them properties around Jerusalem, and they ended their trip by choosing the apartment they felt was right for them.

This occured last January, when the asking price was 5,250,000 NIS, and if sold today, this Old Katamon apartment would be worth closer to 6,000,000 NIS.

Conclusion

These are just a sample of examples of great purchases over the year, and there have been many more. The reason I am sharing these with you is to show a range of units purchased by American buyers in Anglo friendly neighbourhoods of Jerusalem.

These apartments tick boxes and show a range of options at different budget.

Many of my clients who end up buying are surprised by Jerusalem prices but after research and looking around, jump in.

If prices seem surprising, ask yourself why would Jerusalem prices drop? If you cannot answer that now is the time to speak to me.
